What drives the cost

Bathrooms and kitchens

A bathroom adds about $46,000 to a 400 square foot addition. A full kitchen adds about $91,000. Plain living space, such as a bedroom or family room, is the least per square foot.

Going up instead of out

A second story means taking off the roof, reinforcing the house below and building a stairway. The same 400 square feet with a bathroom costs about $40,000 more upstairs than on the ground.

Added features

Built-ins, wood or vaulted ceilings, special windows and millwork move the price more than anything else you choose. A 400 square foot addition with many of them is most likely about $285,000 without a bathroom, against $209,000 for a plain one.

Your selections are a small share

Premium flooring, fixtures and finishes add only about $3,000 to a plain 400 square foot addition. Most of the price is the structure and the work.

The existing house

An addition also changes part of the house it joins: a wall opened up, a floor matched, a roof tied in. We count that area in the price. In Ashland’s historic districts, an addition also goes through design review, which we handle.

Additions we’ve built

  • C Street, Ashland. A 554 square foot two-story addition in the Railroad District, with a new kitchen downstairs and a bedroom, bathroom and closets upstairs. The flat roof became a gable roof over a full-length attic.
  • Pinecrest Terrace, Ashland hills. A 103 square foot entry addition as part of a whole-house interior remodel. The whole job would cost about $325,000 to $540,000 to build today.

What these numbers don’t include

  • Planning, which is billed hourly under its own agreement.
  • Engineering and surveying, when a project needs them.
  • Digging into a sloped lot, or a slab foundation.
  • A new roof on the existing house.
  • Decks and porches.
  • Asbestos or lead removal in the existing house, if a test finds it.

Permit fees are included.

How we get to your number

  • Ben meets you at your house. The first meeting is complimentary.
  • We send a written description of the project and a cost range, at no charge.
  • If the range fits what you want to invest, we start planning under an hourly planning agreement. Ben draws the building plans, and planning ends with your selections and a firm, fixed price.
