What drives the cost
The cabinets
New cabinets are the biggest single choice. Keeping the cabinet boxes and putting on new doors takes about $27,000 off a typical kitchen. Painting the existing cabinets takes off about $33,000.
Walls and plumbing that move
Taking out a wall that holds up the house means a beam, sometimes posts and footings, and an engineer. Removing a bearing wall and moving the sink brings a typical kitchen to about $109,000. Keeping the sink, dishwasher and range where they are costs less.
How much of the house is touched
Opening the kitchen into the dining or living room means new floors, paint and trim in those rooms too. Adding 200 square feet of next-door rooms brings a typical kitchen to about $115,000. An island adds about $12,000.
Selections
Counters, appliances and cabinet finishes are a larger share of a kitchen’s price than of a bathroom’s. Budget-friendly selections take about $5,000 off a typical kitchen, and premium selections add about $9,000.
The house around it
In an older house, we test for asbestos, and for lead if the house was built before 1978, before work begins. An induction range or heat pump can call for a bigger electrical panel. Panel upgrades are usually from 100 to 200 amps.
Kitchens we’ve built
- North Wightman, Ashland. A kitchen remodel and floor repair after a leak. It would cost about $45,000 to $75,000 to build today.
- William Way, Talent. Coral base cabinets, quartz counters that run up the wall, and a dog watering station at the end of the peninsula. The kitchen would cost about $74,000 to $125,000 today.
- South Oakdale, Medford. A kitchen in a historic home after water damage, with the laundry room, bathroom, entry and stairwell next to it. All of it would cost about $95,000 to $160,000 today.

Living at home during the work
Almost everyone stays in the house. We often set up a temporary kitchen in the garage or another room, sometimes with parts of your old kitchen, and we keep the dust contained to the work area.
How we get to your number
- Ben meets you at your house. The first meeting is complimentary.
- We send a written description of the project and a cost range, at no charge.
- If the range fits what you want to invest, we start planning under an hourly planning agreement. Planning ends with building plans, your selections and a firm, fixed price.
