Whole-house remodel cost, Ashland
What a whole-house remodel costs in Ashland in 2026
A whole-house remodel runs from about $125 to $150 per square foot for a facelift up to about $550 per square foot, or a little more, for a luxury remodel in Ashland and southern Jackson County in 2026. A full remodel of a 1,275 square foot house, with a kitchen, a bathroom and a few walls moved, is most likely about $335,000, with a range of $265,000 to $400,000.
These figures come from our own remodels, repriced to today’s labor, material and subcontractor costs. They are a ballpark, not a quote. Updated October 2026.
| 1,275 sq ft house | Most likely | Range | Per sq ft |
|---|---|---|---|
| Facelift: paint, floors, light fixtures, new cabinet doors and counters, no walls opened | $191,000 | $152,000 to $229,000 | about $150 |
| Full remodel, rooms kept where they are | $305,000 | $244,000 to $365,000 | about $240 |
| Full remodel, a widened opening or a moved wall | $335,000 | $265,000 to $400,000 | about $265 |

| Rooms rearranged, custom millwork throughout, premium selections | $735,000 | $590,000 to $880,000 | about $575 |
A full remodel here means new wiring, insulation, drywall, trim, flooring and paint through the house, a new kitchen and one bathroom taken down to the studs, with standard selections unless noted. A larger house costs less per square foot: a 2,000 square foot facelift is most likely about $243,000.

What drives the cost
How much of the house is touched
The per-square-foot figure divides by the whole house when every room is worked on. When some rooms only get paint, floors and trim, the price drops. Refreshing 600 of the 1,275 square feet, instead of fully remodeling them, brings the typical remodel to about $280,000.
Walls that move
Keeping rooms where they are costs the least. Moving walls and openings, especially a wall that holds up the roof, adds framing, a beam, sometimes an engineer, and patching in every room it touches.
Added features
Built-ins, a fireplace surround, wood ceilings, custom stairs and railings, tiled showers and custom cabinets move a whole-house remodel more than anything else.
Your selections are a small share
The materials you pick are about a fifth to a quarter of the price. Budget-friendly selections take about $15,000 off the typical remodel, and premium selections add about $25,000.
Kitchens, baths and systems
Each kitchen and bathroom adds to the total, and so do new heat, windows and an electrical panel upgrade. In an older house, we test for asbestos, and for lead if the house was built before 1978, before work begins. Galvanized pipe generally gets replaced.

Living at home during the work
Most people stay in the house. We protect the floors and contain the dust, so the rooms we are not working in stay livable. Ben will talk through what that looks like for your house.
How we get to your number
- Ben meets you at your house. The first meeting is complimentary.
- We send a written description of the project and a cost range, at no charge.
- If the range fits what you want to invest, we start planning under an hourly planning agreement. Ben draws the building plans, and planning ends with your selections and a firm, fixed price.
