What drives the cost

How much the home is customized

Most of our homes are designed around the owners, and that is what the figures above assume. The same 2,000 square foot home built from a stock plan as drawn is most likely about $670,000. Rearranged rooms, many angles and openings, and custom millwork throughout bring it to about $945,000.

Added features

Closet systems, built-ins, shades, pocket doors, railings, benches and shelving add up. Many of them bring a 2,000 square foot home to about $880,000.

Your selections are a small share

Budget-friendly selections take about $40,000 off a 2,000 square foot home. Premium selections add about $65,000. The structure and the work are most of the price.

One story or two

One story costs more than two for the same living space, because the foundation and roof are larger.

Energy performance

Extra insulation and air sealing beyond code add about $30,000 to a 2,000 square foot home. It lowers the energy bills every year after.

The lot

A flat lot with city utilities and a short driveway costs the least. A septic system, a well, a long run of new power line, a steep lot or retaining walls each add to it.

Two similar homes, two different prices

We rebuilt two homes on Willow Way in Talent after the 2020 Almeda Fire. The first, 1,875 square feet, was rebuilt to its original plans on an easy, flat lot, and we chose the materials. It would cost about $430,000 to $720,000 to build today. The second, 1,600 square feet, was rearranged, with many extras, and the owner chose every material. Though smaller, it would cost about $515,000 to $860,000 today.

Homes we’ve built

  • B Street, Ashland. A new 1,530 square foot home in the Railroad Historic District, replacing a failing 1915 bungalow, with a detached garage and carport. With the garage, carport, deck and yard, it would cost about $960,000 to $1,595,000 to build today.
  • Rockfellow Place, Talent. An all-electric, aging-in-place home of about 1,750 square feet. Its energy report shows a 30.1% lower yearly energy cost than the same home built to code. It would cost about $485,000 to $810,000 to build today.
  • Talent Avenue, Talent. A 1,710 square foot home with a detached two-story garage and studio, carport, porch and back deck. All of it would cost about $775,000 to $1,295,000 today.
